Vancouver, BC, April 7, 2025 – Wesbild has just completed its second and final building at Marine Landing, Western Canada’s largest twin stacked industrial strata at Marine Drive and Manitoba in South Vancouver. Starting this month, 140 businesses will be moving in, adding to the 100+ business community in the first building.
Marine Landing has been popular with medical, dental, legal, accounting, among others, as new zoning has allowed for expanded office uses in the traditionally industrial area. With limited industrial land in the region and limited industrial and office strata options, Marine Landing’s second building has seen 42 units sold to 38 buyers, out of 118 units. Over both buildings, 40% of all office and 63% of industrial has been sold.

Christopher Gowing, Principal at MGBA (Mallen Gowing Berzins Architecture), is the architect for the overall development and was excited by the opportunity for his company to secure an 8,000 square foot space for their architecture and interior design practice. Gowing says the new space allows MGBA to be part of this quickly transforming area, with several of the consultants his firm works with also moving into the development. “It’s fast becoming a community of like-minded and integrated businesses. There’s a lot of advantage in that.”
Jonathan Wong, who owns Marine Landing Notary Public, just purchased over 1,000 square feet in Building B. “I’m currently renting, but have always wanted to own,” he said. “It was a business decision because the project is well-priced, and I will now be paying just a little more than rent would be. Not having the threat of eviction and having the space to expand my business is a good thing.”
The buildings, at 8188 and 8250 Manitoba Street, will add a total of 242 light industrial and office strata units of flexible strata workspaces, ranging from 600 to 20,000 square feet, with the lower four levels of each building hosting light industrial, and the top two levels built for office use. Office space prices start at $589,900 and industrial space prices start at $519,000.
Both buildings are 170,000 square feet, with floorplans from 616 to 20,000 square feet. Industrial units will benefit from large freight elevators, eight foot wide walkways, roll-up garage doors, and a full level of underground parking.
